Structural engineer

Does any body know roughly how much they cost?
Having 2 walls taken out,as the house had already been extended before we moved in and it's had a double dormer and extra bathroom upstairs(was a bungalow)
Builders won't touch it till a drawings been done
They say I do need another R S J to tee into existing one like this. _|
They say if I sell and it's a major change I would need paper work

Just paid ours £540.00 for calculating the rsj's for two walls to be removed and a further £471.00 to the council

No. Not listed but you have to inform the council coz of the building regs they need to inspect it seems to be the pad stones there are most concerned with if your build exceeds a certain amount the robbing bastards want more money, they wanted to charge me per wall

Don't mind paying for a drawing,no onus on me or builders then

Hi

I am a building control surveyor but in private practice not local authority.

Pretty much any building work (internal or external) will require building regulations even if planning not required. The main problem with not doing this is when you come to sell and any prospective purchaser's surveyor identifies unauthorised works (never mind the fact that whoever did the work may not have the necessary knowledge to either design or install structural elements).

If work already done then you can only use the local authority to regularise the situation - effectively they are carrying out enforcement action against you for not applying for regs in the first place (and they will often charge a higher fee for this, part punishment, part extra workj involved to make sure job has been done correctly).

As well as making sure the steels are sized for the job, padstones are correct (to spread the concentrated load through the remaining wall) they should also be looking at things such as fire safety (beams needs to be encased in plasterboard or similar to be made fire resisting) and that the house layout is still safe in terms of means of escape.

@oxfordsurveyors that's what's the builders want as I say I don't mind paying for that,as you boys know your job.
It's the thought of paying out an extortionate amount for someone to come and look at something that's been professionally drawn up
But hey what do I know

I was under the impression tony was listed
Seriously we are thinking of doing similar to the bungalow, but the wall is an outside single floor so not too much weight.to link cons and living room. Cons roof has been filled in,rad added so not too much to do just a sledge hammer!

Thought I could see light at the end of the tunnel, but it was somebody with a torch bringing more work!

Don't plan on moving so any walls I take down will be the problem of my sons when they get the house for free I'll be dead anyway.

Yeeh, My thought exactly, was going to wack an rsj in and drop the wall, not moving aging, will be out oh here in a box, so up to sprogs to sort out!! they will also have a surprise wiv the stuff in the loft

Don't mention loft ! I'm sure its all the things in my loft that keep the roof on .Keep saying ill clear it out and never do.
